It begins with a detailed Lettings Evaluation Report and optimal pricing recommendations and continues with hands on support for any refurbishment works, property staging and ensuring you meet all of your legal and compliance obligations.
Flexible Contract Terms
Be assured we won’t tie you into a long term contract from the start.
We are so confident in the level of service we provide, and understand that we need to get to know each other, that all we ask is for an initial 3 months contract.
After that, only if you are happy, will we move to a 6 month rolling arrangement.
Protecting your Investment
We market your property extensively on our own channels plus the main third party booking sites to secure bookings.
We average 70 – 80% guest occupancy – the sweet spot to balance the income you generate with your refurbishment costs.

Whilst small compared to our national competitors, we are well resourced to flex our service as required and are not bound by their constraints. For example, there are no limits to how often and when you can stay in your own property when we manage it on your behalf.

Yes we can. We offer an extensive onboarding service that covers everything you need to do as a holiday property owner from an initial lettings evaluation report to ensuring your legal obligations are fulfilled, undertaking any remedial work required to get your property ready for your first guests as well as extensive advice and support from our experienced team.
This service has been honed over 27 years of owner feedback and has a value of £975 + VAT but is free to all property owners that sign a management contract with us.

We invest significantly in marketing our properties each year and will promote your property on our website, social media channels and extensive email database. In addition, to extend their reach further we also add all of our properties individually on the leading third-party booking portals.
Another key part of our marketing effort on your behalf is the obtaining of customer reviews for your property. We proactively request these from all guests and promote across all of our marketing activity as well as use the feedback to improve the service we provide or the experience that guests receive.
Unfortunately we can’t. Our fee represents the premium service provided in our Orion Signature Service, honed over 27 years, and we know our owners all feel that it represents good value for money.
We understand that we won’t be the right fit for every owner and aren’t trying to be. We are looking to build long-term relationships with like-minded owners based on trust and transparency.
As such we don’t offer cheaper headline rates just to win new business and then find we can’t meet guest booking numbers, or, increase rates on your property after the initial period. For us, it’s more important that we make sure we deliver on what we’ve promised from the start, and you are happy with the service we provide.
That being said, we do try to offer owners choice which is why we offer our Orion Promote and Orion Bespoke services – please contact us for more information about how these might work for you.
